ESRI ‘Building W’ facade improvement and energy efficiency retrofit

The existing building is a three story stucco clad office building, built in 1991. A substantial seismic retrofit was required when ESRI acquired this building. The retrofit consisted of moment frames installed at two opposite corners of the building.
The purpose of this project was to integrate this building into the rest of the ESRI Campus. The integration was accomplished as follows:
- A new rigid insulated curtain wall was installed around the entire facade.
- A rain screen system was utilized for increased energy performance.
- The finish material is clear vertical grain redwood shiplap siding milled to match the specialized rainscreen clips.
- Customized louvered awnings were installed over the windows to shade the glass.
- The moment frames were integrated into the building by means of box frames constructed around the moment frame stuctures. The box frames are clad in ruby parklex to complement the redwood facades.
- The moment frames were further utilized as support structure for sun louvers to provide additional shading.
