The existing building is a substantial, well preserved 2 story Transitional Style residence.   Built in 1909 during the transition from Victorian to Craftsman, the building is a complimentary marriage of both architectural styles.

The form and character of the house are Queen Anne Victorian, with a combination of early Craftsman elements, including plumb cut rafter tails, structural roof brackets and expansive entry porch.

The house has undergone limited renovation over the years.  Character defining historic detail is intact and serviceable.

This property is not listed as a designated historic resource, nonetheless all proposed modifications are designed in accordance with the Secretary of Interior Standards for the preservation and treatment of historic structures, to maintain and preserve the integrity of the historic building.

 Kitchen Addition and Remodel: Kitchen and kitchen space at west side of house relocated. New Kitchen space relates to the pool area and provides for covered dining and entertaining space. The addition extends from the existing west wall about 12 – 14’.  The existing first floor west wall was removed with upper floor and wall supported by new structural beams.  The existing family and living room spaces were incorporated with the new kitchen addition as required to make the best use of the combined space. The balance of the first floor area was analyzed to determine best long term use.

 Kitchen Details includes: Expansive Gourmet style kitchen with efficient work triangle(s) and generous amount of storage; large work island; generous circulation space to accommodate more than one chef; orientation to best views; coffered or beamed ceiling; elegant furniture style craftsman style cabinetry; abundant light and clerestory windows; task, and accent lighting; gas-range cooktop with decorative/functional vent hood as focal element of kitchen; double wall-oven with warming drawer separate from cook top; counter depth refrigerator; space for computer work area incorporated; covered porch accessed from Kitchen with stair to grade.
