In April 2014, the 2 ½ story Queen Anne style residence on the corner of W. Olive Ave. and Roberts St. tragically burned to the ground. Aged electrical wiring is suspected to be the cause of the fire. Fortunately, no one was injured.
The building was a Heritage Home having received a Heritage Award for outstanding style by the Redlands Area Historical Society. The owners decided to re-build the house, with improvements. This was to be a Queen Anne Revival Style 2 ½ story house with full basement. The design was inspired by the best features of the original house, with significant improvements. The entry foyer and stair gallery are true to the original design. The kitchen and Dining Room are substantially expanded. A family room and guest bedroom with bathroom are added to the first floor plan.
The second floor plan has 4 bedrooms, 2 baths, a loft/office space and a laundry room.
A second stair leads from the office to the attic. The attic space is a bonus bedroom with bath. The total conditioned area of the house is 4,500 sf.
Of key importance in this project was to build green. The design maximizes efficiency with a super insulated building shell, and optimized HVAC system design with high efficiency equipment. A small roof mounted photovoltaic array was designed to provide supplemental power. This project included bio-PCM (phase change material) in the attic to reduce heating loads.
